Project Overview: This project is a comprehensive office building located at No. 9 Jinzhu Road, Science and Technology Innovation Coast, High-Tech Zone, Zhuhai City, Guangdong Province. It occupies a land area of 2,302.72 m², with a total floor area of 23,546 m² and a building height of 67.2 meters. The structure comprises 17 floors (including a 3-story podium), offering a variety of functional spaces such as offices, conference rooms, laboratories, exhibition areas, and leisure zones. The project is developed by Shuifa Xingye Energy Group.


 


 

Low-carbon and energy-saving technologies: A controllable multifunctional photovoltaic curtain wall integrating ventilation, shading, and power generation: the shading components seamlessly combine a ventilation system with photovoltaic panels. Photovoltaic canopies are installed at the building’s entrances and exits. The ground floor, designed as a non-air-conditioned zone, features vertically adjustable 170°-rotating facade louvers made of glass to facilitate natural ventilation. Key office spaces are equipped with high-efficiency chillers, while a central vertical core houses an exhaust shaft that enhances airflow. Building lighting across different functional zones is managed via automatic, remote, and local control systems. Additionally, the building’s commissioning and energy management systems integrate advanced functions such as energy consumption monitoring, real-time energy data analysis, energy-saving decision-making, and equipment operation control. To further enhance energy efficiency, the building is outfitted with an 80 kWh lithium-battery pack, which is powered by two energy-storage inverters operating in parallel to form a compact microgrid system.


 

Low-carbon benefits: The building achieves an impressively low annual energy consumption of just 40.53 kWh/m² during actual operation, with solar power accounting for 18% of its energy generation. As a result, the building’s total net energy consumption stands at 23.65 kWh/m² annually. This translates to annual electricity savings of approximately 380,000 kWh—equivalent to cost reductions of 381,100 yuan—and helps avoid CO₂ emissions totaling 359.45 tons each year. With an impressive building energy efficiency rate of 88%, the structure successfully meets the near-zero energy consumption benchmark, making it the first building in China to earn certification as a zero-energy building during its operational phase. Additionally, the building has been recognized as a Net-Zero Energy Demonstration Project under CREC1.0, the Building Energy Efficiency Alliance of the Sino-U.S. Clean Energy Joint Center, and has received both the International Eco-Award and LEED Platinum certification.
